Le remplacement d\u2019anciens entrep\u00f4ts par un parc urbain est une occasion de r\u00e9fl\u00e9chir \u00e0 de nouvelles mani\u00e8res d\u2019habiter et de cr\u00e9er de nouvelles situations, de nouveaux modes de vie.<\/span><\/p><p style=\\\"font-weight: 400;\\\"><span>Le b\u00e2timent s\u2019\u00e9l\u00e8ve du sud vers le nord en une douce gradation qui permet de cr\u00e9er des terrasses g\u00e9n\u00e9reuses et baign\u00e9es de lumi\u00e8re. Une venelle centrale permet la distribution des logements sup\u00e9rieurs. Cette venelle, v\u00e9ritable colonne vert\u00e9brale du projet, devient coursive \u00e0 chaque \u00e9tage et permet ainsi de cr\u00e9er des appartements traversants aux niveaux inf\u00e9rieurs. Les services \u2013 ascenseur, espace de stockage pour v\u00e9los \u2013 sont condens\u00e9s \u00e0 l\u2019extr\u00e9mit\u00e9 nord du projet, permettant une connexion \u00e0 chaque \u00e9tage et ainsi une accessibilit\u00e9 universelle au projet malgr\u00e9 sa typologie innovante. <\/span><\/p><p style=\\\"font-weight: 400;\\\"><span>L\u2019adaptation typologique de part et d\u2019autre de la venelle tire profit de l\u2019orientation du b\u00e2timent et permet de donner \u00e0 chaque logement un caract\u00e8re privatif et intime. Aux \u00e9tages sup\u00e9rieurs, l\u2019imbrication des diff\u00e9rentes typologies de logement permet une gestion optimale de la lumi\u00e8re, de la ventilation ainsi que du rapport public-priv\u00e9. Au rez-de-chauss\u00e9e, un jeu de demi-niveaux permet la cr\u00e9ation de maisons-ateliers qui tirent profit de l\u2019orientation nord pour inonder l\u2019espace de travail \u2013 atelier d\u2019artiste, petit commerce, etc. \u2013 de lumi\u00e8re indirecte c\u00f4t\u00e9 parc. C\u00f4t\u00e9 cour, l\u2019espace de vie se d\u00e9veloppe en deux \u00e9tages et permet ainsi tranquillit\u00e9 et abondance de lumi\u00e8re directe.<\/span><\/p>\",\r\n          \"align\": Le remplacement d\u2019anciens entrep\u00f4ts par un parc urbain est une occasion de r\u00e9fl\u00e9chir \u00e0 de nouvelles mani\u00e8res d\u2019habiter et de cr\u00e9er de nouvelles situations, de nouveaux modes de vie.<\/span><\/p><p style=\\\"font-weight: 400;\\\"><span>Le b\u00e2timent s\u2019\u00e9l\u00e8ve du sud vers le nord en une douce gradation qui permet de cr\u00e9er des terrasses g\u00e9n\u00e9reuses et baign\u00e9es de lumi\u00e8re. Une venelle centrale permet la distribution des logements sup\u00e9rieurs. Cette venelle, v\u00e9ritable colonne vert\u00e9brale du projet, devient coursive \u00e0 chaque \u00e9tage et permet ainsi de cr\u00e9er des appartements traversants aux niveaux inf\u00e9rieurs. Les services \u2013 ascenseur, espace de stockage pour v\u00e9los \u2013 sont condens\u00e9s \u00e0 l\u2019extr\u00e9mit\u00e9 nord du projet, permettant une connexion \u00e0 chaque \u00e9tage et ainsi une accessibilit\u00e9 universelle au projet malgr\u00e9 sa typologie innovante. <\/span><\/p><p style=\\\"font-weight: 400;\\\"><span>L\u2019adaptation typologique de part et d\u2019autre de la venelle tire profit de l\u2019orientation du b\u00e2timent et permet de donner \u00e0 chaque logement un caract\u00e8re privatif et intime. Aux \u00e9tages sup\u00e9rieurs, l\u2019imbrication des diff\u00e9rentes typologies de logement permet une gestion optimale de la lumi\u00e8re, de la ventilation ainsi que du rapport public-priv\u00e9. Au rez-de-chauss\u00e9e, un jeu de demi-niveaux permet la cr\u00e9ation de maisons-ateliers qui tirent profit de l\u2019orientation nord pour inonder l\u2019espace de travail \u2013 atelier d\u2019artiste, petit commerce, etc. \u2013 de lumi\u00e8re indirecte c\u00f4t\u00e9 parc.
